This company is a Service Master company and currently holds an outstanding A+ Better Business Bureau rating. A quote from American Home Shield takes only a few moments to get the process started.

At American Home Shield, you can expect to find a number of different plans to specifically meet the financial needs of anyone shopping for a home warranty:

  • The "Combo Plan" includes a coverage of the main systems and appliances in your home
  • The "Systems Plan" covers plumbing, HVAC, ceiling fans and electrical systems
  • The "Appliances" plan includes all of the common appliances used in most homes
  • The "Build Your Own Plan", where you can select at least 10 or more items for coverage

You can also add on to any home warranty plan for coverage of a pool/spa, water softener, well pump, or septic plumbing. Home Warranty plans are available for as little as $14 per month. We liked that American Home Shield allows you to further customize the service call fees from $75 to $125 per visit.

American Home Shield has representatives available 24 hours a day, 7 days a week to take calls regarding your home repair needs. You can even report a repair issue online via their secure access website. You can also rate your service repair experience via a Customer Satisfaction Survey that is sent with each repair. This allows American Home Shield to identify if any contractors are not up to par. The company has an impressive network of over 13,000 contractors they can call to service your repair needs.

A strong BBB rating, a large network of contractors, and flexible, affordable home warranty plans pushed this company to the top of our list. If you're looking for a home warranty plan, American Home Shield tops our list. They earn our highest rating.

Total Protect

Total Protect Home Warranty has been in business since 1979 and offers a number of targeted home warranty plans that are backed by an exceptional A+ Better Business Bureau rating. The website states that home warranties are available for as little as $19.95 per month. The Total Protect website is vibrant and easy to navigate. Visitors may obtain a free quote by updating their survey with contact information, selecting their plan preference. We really liked that the purchase and checkout process was online at Total Protect.

The plans include "Kitchen Appliances Only" which includes most major kitchen appliances. Customers may select the "Kitchen and Laundry Appliances" which coverage is indicative of the plan name. The systems coverage plan targets the HVAC systems, duct work, water heater, ceiling fans, shower valves, toilets and more. Total Protect also offers a combination plan that covers common system and appliance repairs. The enhanced plan is the most expensive and covers the gamut of items that could stop functioning in the home. A complete list is available on their website.

Repair needs may be reported via the 1-800 number or their online system. The cost of a service fee is $60 across all plans with no apparent choice or flexibility. The contractors used by Total Protect are pre-screened and approved. Customers can also feel good that Total Protect guarantees their work for 180 days.

Select Home Warranty

Select Home Warranty was founded in 2011 and is based out of Mahwah, New Jersey. Newer to the industry, Select Home Warranty covers all forms of property from short term rentals and mobile homes to detached houses and condominiums. Select Home Warranty has a team of over 10,000 licensed local contractors to help when your home system components and appliances need serviced, repaired or even replaced. Customers can call to place a claim 24 hours a day, 7 days a week. Select Home Warranty will contact a local licensed service technician to set up a diagnostic appointment to assess your problem.

Select Home Warranty offers three different kinds of coverage plans. Shoppers can choose from bronze, gold or platinum coverage with varying degrees of coverage. Optional coverage is also available on items such as central vacuum systems, sump pumps, pools, sprinkler systems and more. Potential customers may input contact information and receive the details of the pricing and plan options.

At the time of review the best deal was the comprehensive coverage which was only slightly more than the other two plans. Packages range from $36 to $42 per month or from $439.99 to $499.99 annually. All three plans may be customized to include additional items under warranty. Unfortunately, Select Home Warranty does not publish their service call fees.

In our research we found that Select Home Warranty was not BBB accredited and did have several recent customer complaints regarding Customer Service, follow-through, and difficulty with the claims process. This is not unusual for a home warranty company and further explains why it's important to choose a home warranty company with caution.

Choice Home Warranty

Choice Home Warranty has been in business since 2008 and unfortunately has a current Better Business Bureau rating of D- which is an improvement over prior years. The BBB website reported hundreds of recent customer complaints with many issues going unanswered.

Choice Home Warranty offers a Total and Basic Plan. Those are said to cover heating, electrical, plumbing, dishwasher, built in microwave and more. Optional coverage is available on central vacuum, sump pump, septic systems and other items. To identify coverage you must speak to a representative to hear quotes and specific plan details.

You may request service by calling or requesting assistance online. Response times were not stated on the website and were hard to track down. We also couldn't confirm service call fees as those are apparently well hidden and/or contract specific.

The poor history at Choice Home Warranty was an immediate concern for us. The website was also lacking specific information and getting any quote information required we speak with a pushy salesman. If you are looking for a solid home warranty, you can count on, choose a higher ranked product to better meet your needs.

24-7 Home Warranty is new to the home warranty market based on the information we found. This company was started in 2009 and provides customers three different home warranty plans to choose from. The 24-7 Home Warranty website is relatively easy to navigate and we appreciated the clear pricing information. However, 24-7 Home Warranty threw us a big red flag during our analysis.

24-7 Home Warranty organizes their three different plans into simple categories. Customers may choose from "Major System" which includes electrical, HVAC, plumbing stoppage, garage door openers and more. Their "Home Appliances" plan is pretty self explanatory and includes six major appliances that are common in most homes. Finally, shoppers will find a "Comprehensive Plan" that includes 15 different components that are a mix between appliances and home systems. We noted that the list of included items was shorter than other companies we reviewed. Plans start at $10.99 to $34.99 a month with a flat $50 service fee.

24-7 Home Warranty asks that customers report a repair via phone call or online access. The company states they have over 24,000 repair professionals in their network and that they only utilize licensed contractors that should appear at your door within 1 to 2 business days.

A big part of choosing a home warranty company is knowing that they will honor their warranty when a repair arises. Identifying if 24-7 Home Warranty was a reputable company was a challenge. The links on the website to Better Business Bureau, TrustE and Authorized Net were all bad. When we looked directly at the BBB website we couldn't find a 24-7 Home Warranty company, not even under their alleged warranty company, that appeared to be in business. Finally, after calling the company directly to inquire about the BBB rating they provided no helpful information. That said, we had to assume that 24-7 Home Warranty are taking erroneous measures to appear like a valid company.

Despite the clean and easy to read website we felt the 24-7 Home Warranty website needs more transparent information on who they are and a valid link to the BBB. That said, we would choose a higher rated home warranty company.

Guaranteed Home Warranty

According to Guaranteed Home Warranty’s website, their warranty program covers the repair or replacement of home systems and appliances. Users can enter their name, address, email address and phone number to request a callback with a free quote.

Unfortunately, their site makes it difficult to determine anything else about their services. Not only is there no further information about what they provide, at what cost, and if there are any exclusions, their “Resources” link at the bottom of the page leads to a confusing list of links to other products such as cat furniture and baby cribs.

We were unable to find any customer reviews of the service, and a search for Guaranteed Home Warranty at the Better Business Bureau’s site led only to a company named LeadCreations—leading us to wonder where, exactly, one’s information goes when entered on their online form. It’s possible that the information is sold or provided to other home warranty companies for a quote, rather than being serviced by Guaranteed Home Warranty itself.

Given this total lack of information about what Guaranteed Home Warranty does provide, we are unable to recommend them within the Home Warranty market.
