Anyone planning to put their house on the market should consider purchasing a home warranty plan, as this just may be the reason the house sells quickly. Individuals purchasing a home will want to add a warranty if it doesn't already come with one, to help with the cost of unexpected repairs. And residents of an older home may well be dollars ahead to have their investment covered, as homes ten years or older require more maintenance and replacements.

Before purchasing a home warranty, these three things ought to be considered. First, what is covered? Read the plan, and compare plans with several other reputable companies. Each company will provide different features in their plan, so make sure the coverage you choose adequately protects the home. Second, double check for limits. Many home warranty businesses will place limits on the amount they will pay to replace or repair appliances or home systems. Being aware of these will help avoid misunderstandings with the company about the warranty. And finally, make sure that the most costly assets will be covered under the plan selected. Things like the pool, the garage door opener, and the septic system may require purchasing an enhanced plan for adequate protection.
